Houses in Hamtramck

I've been out looking this past week and thought some of you might enjoy seeing the rejects. I should probably mention that I only saw the very worst properties in town. There are plenty of gigantic $120,000 houses that just need some redecorating.


I'm told the first house I looked at is worth about $30K, less than the asking price for this prize in Ypsi. The plaster is obviously disintegrating and there is a hole large enough to see the back yard through in the basement, but I'm told that a very nice 2-unit with a studio and skylight in the attic I saw later in the day was in similar condition not long ago.


Nearly all the houses I looked at were 2-units. One or both units were rented in many cases. Some were owner-occupied and very clean like this 2-unit with a garage. Others were built as rentals on both floors and in pretty rough shape.


This $90,000 palace will be 3 apartments when the attic renovation is completed. None of the houses in Hamtramck were built as 3-units. It's not uncommon for the attic or garage to be converted into an apartment. In some cases, the gargage has been replaced with another 2-unit house for a total of 4 units.


Probably the strangest building I toured was this former 3-unit + storefront. I say former because at some point, the bedrooms on the first floor became part of the storefront. It looks like they were in the process of adding two bathrooms as well. Maybe a restaurant?

One thing to keep an eye out for is lead paint, many (if not all) houses in Hamtramck have been painted using it, in the distant past of course. Also asbestos around hot water pipes (along the basement ceilings). During the 90's many new home-buyers moving into Hamtramck fixed these problems, but there can still be one or two house out there that are going to require you spending money to bring them up to code.

Thanks for the info, guys. It really is a buyers market out there. We thought about waiting for some of the brick houses come out of probabte, but now that I know where the Russian and Polish rock bands play, I really can't wait to move.

A good example of the asbestos problem Ken is describing can be found here. There's no sense in paying to have it removed, so most people seal it up. Lead paint is the same way. (Just ask Mark!)

I'm so envious of you guys! While I know it takes up a lot of time, I wish we were house-hunting now as well. From the all pictures, it does seem like you'll have quite a bit to choose from.

It is amazing that, within the same property, you can get a room like this (look at those wood floors!) and then one like this. I supposed the warped tile floor look might come back but, regardless, it's probably better than if it were spongy.

It actually didn't take as much time as I thought it would. I think the hardest part was finding a real estate agent. 2 of them were "inept" and another blew us off. Steve eventually found a great real estate agent who has lived in town most of his life and knows everybody and all the local stories.

The first day of looking, he drove every street in town with me, trying to get a sense of what we were looking for. The second day, the agent and I saw around 15 houses and I took pictures for Steve to look at. The third day, Steve and the agent and I looked at 4 houses that I thought were the best of the bunch. Last week we put an offer in on one of the houses and last night our offer was accepted. I think that means we're moving in 45 days or less...

The storefront w/ wavy kitchen floor was so odd. I was trying to keep up with Gene and take pictures for Steve and there were so many rooms, I got completely lost in there. I never did find the underside of that kitchen floor.

Not many because I didn't feel comfortable taking pictures of the living space with an old Ukranian man yelling "my house is not for sale". There are two bedrooms and a living room that are not pictured.
